“We had Josh and his team reroof our home, from a tile strip to a new Coloursteel roof. Also reroofed our stand alone garage. Very professional and very easy to deal with. The job completion is to a very high standard, and we are extremely pleased with the result."

"Recently we re-roofed our 60 year old house with Colorsteel. After due diligence we chose Roof Craft as the roofing contractor, a decision we do not regret. The roofing team were marvelous and quick, plus very respectful. I believe the quoted price was very competitive and no hidden costs."

"Josh and his team at Roof Craft Dunedin have done a great job replacing the roofs of two of our rental properties this year. The pricing was very competitive, the communication was excellent, and the time on site was quick and efficient. Josh handled everything from the scaffolding to the final cleanup, without us out-of-town owners having to lift a finger."

What's Included in Every Roof Craft Reroof

Every Roof Craft reroof covers the whole job, from scaffolding to the final clean-up. We strip the old roof, check what’s underneath, and install a new COLORSTEEL roof with new flashings, so you know exactly what your quote covers before work starts.

  • Scaffolding and edge protection. Set up before work starts, to keep the crew and your property safe.
  • Removal of the old roof. Tiles or iron stripped and taken away from site.
  • Batten and framing check. We check the timber under your roof and tell you about anything that needs fixing before the new roof goes on.
  • New roof underlay. An extra layer of protection against moisture under the new roof.
  • Your new COLORSTEEL roof. Corrugate or 5-rib in your choice of colour, with new flashings, ridging and fixings.
  • Spouting and downpipes. Replaced at the same time if yours are worn out, while the scaffolding is still up.
  • Full clean-up. Old materials, offcuts and screws cleared from your roof, gutters and section.
  • Material warranty certificate. Your COLORSTEEL warranty, handed over when the job is finished.

Tile-to-iron conversions include removing and disposing of every old tile, and checking the frame before the lighter steel roof goes on.

Choosing Your New Roof: Profile, Steel and Colour

A new roof comes down to three choices. Your roof’s pitch, how close you live to the sea and any council rules narrow them down, and we talk you through each one at the site visit.

corrugate vs 5 rib-roofing profiles for reroofing a home

Corrugate or 5-Rib?

Corrugate's rounded waves suit villas, bungalows and most older Dunedin homes. 5-rib's square ribs suit modern homes, extensions and low-pitch roofs. Under E2/AS1, corrugate needs a pitch of at least 8° and 5-rib at least 3°.

Coastal Homes: MAXAM or ALTIMATE?

COLORSTEEL MAXAM suits most Dunedin homes, including sites beside the harbour. Within about 100 metres of breaking surf, ALTIMATE carries a longer warranty, and within 25 metres it's the only option New Zealand Steel recommends. We check your site before ordering.

Colour

COLORSTEEL comes in 24 colours, but some Dunedin properties have limits: 2GP character zones, subdivision rules such as Flagstaff's, and heritage precincts, where changing tiles to steel can need resource consent.

Our Reroofing Process: How It Works

Every reroof follows the same steps, so you know what’s happening on your roof each day. How long it takes depends on the size of the roof, access and the weather, and we give you an expected timeline with your quote.

1. Site Visit and Quote

We measure your roof, check the pitch, access and the frame underneath, and talk you through profile, steel and colour. You get a free quote covering the whole job.

2. Strip and Prepare

Scaffolding and edge protection go up first. We strip the old tiles or iron, take them away, check and repair battens where needed, and lay new underlay.

3. New Roof and Handover

We fix the new COLORSTEEL sheets with new flashings and ridging, fit spouting if it's included, clean up the site and hand over your material warranty certificate.

Reroofing FAQs

It depends on the size and pitch of your roof, access and scaffolding, what the old roof is made of, and whether new spouting is needed. Tile-to-iron conversions usually cost more than replacing an iron roof, because every tile has to be removed and taken away. We give you a free quote covering the whole job, so you know the full price before any work starts. Send us a few photos of your roof and we'll tell you what it needs.

It depends on the size of the roof, how easy it is to reach and the weather, because roofing can't be done safely in heavy rain or strong wind. We give you an expected timeline with your quote and keep you updated if the weather holds us up.

Usually not. Replacing a roof in the same position with a comparable material is generally exempt from building consent under Schedule 1 of the Building Act. Consent is likely if the roof's structure or pitch is changing, or if the old roof failed before it reached its expected life. Heritage rules are separate: Dunedin City Council requires resource consent to replace tiles or slate with steel on a scheduled heritage building, or on a building in a heritage precinct where the roof can be seen from a public place.

Yes, most people stay home while their roof is replaced. Expect noise during the day while the old roof comes off, and some dust in the ceiling space. It helps to park cars away from the house and keep pets inside while scaffolding and materials are on site.

For most older homes, yes. Concrete tiles become porous and crack with age, hold moss, and put a lot of weight on the frame. A long-run COLORSTEEL roof is far lighter, sheds water quickly and comes with a material warranty. If your home is in a heritage precinct, check the council's heritage rules first.
