Roof Repairs in Dunedin
A leak, a rusted sheet or a flashing that has given up does not need a new roof. We find where the water is actually getting in, fix it properly, and tell you honestly if the roof is past repairing. Licensed Building Practitioner, free quotes, and work backed by our guarantee.

What We Repair
Most roof problems come down to a handful of parts failing, and almost always at the joins rather than the middle of a sheet. These are the repairs we do most often around Dunedin.
- Leaks you can see inside. A stain on the ceiling, damp in the roof space, or a drip that only shows up in a southerly.
- Flashings. Chimneys, parapets, valleys and anywhere the roof meets a wall. The most common leak point on an older roof.
- Rusted iron and failed fixings. Rust along the laps, old nails that have lifted, screws with perished washers.
- Cracked and slipped tiles. Individual tiles replaced and ridge capping rebedded.
- Internal and box gutters. These overflow into the house when they block or when the lining fails.
- Flat roof and membrane patches. Punctures, lifted seams and failed outlets on butynol or TPO.
- Spouting and downpipes. Sagging runs, split joints and blocked downpipes.
- Storm damage. Lifted ridge capping, sheets moved by wind, and debris strikes.
If the roof turns out to be past repairing, we will tell you and quote the alternative rather than selling you a patch that buys a season.
Leaking Now? Here’s What Happens Next
A leak is rarely where it appears, and not every leak means a new roof. Water gets in at a flashing or a lifted lap, runs along the framing or the underlay, and drops through the ceiling somewhere else entirely, often metres away. That is why patching the stain gets people nowhere, and why a leak that only shows in a southerly can be impossible to find on a dry day. Here is what to do first, how we track a leak back to where it actually starts, and how we work out whether your roof needs a repair or has reached the point where replacing it is the better spend. Our guide to why roofs leak in older Dunedin homes goes through the usual causes in detail.

Leaking right now?
Put a bucket under it, move anything underneath, and take photos from inside and out if you can safely. Do not go up on the roof in wind or rain. Send the photos through and we can usually tell what we are dealing with before we arrive.

How we find a leak
Water rarely comes in where the stain appears. It travels along framing and underlay before it drops. We track it back from where it shows to where it starts, and check the usual suspects first: flashings, fixings, laps and blocked outlets.

Repair or replace?
A sound roof with a failed flashing is a repair. A roof that is rusted through at the laps is not, and patching it just moves the leak along. We tell you which one you have, with photos.
How a Roof Repair Job Runs
Roof repairs are usually booked in a hurry, so it helps to know what happens after you call. We work the same way on every job, whether it is one flashing or a full day of rust and fixings. You tell us what the roof is doing, we come and look at what is causing it rather than just the spot where it shows, and you get a written price before anyone starts. Small repairs are often done on the spot. Bigger ones get booked in, and we will tell you honestly if the roof would be better replaced than patched.
1. Call or send photos.
Tell us what you are seeing and where. Photos save a trip and speed up the quote.
2. We get up and look
Not just at the leak, but at what caused it and whether anything near it is about to do the same.
3. A written quote
What needs doing, what it costs, and what we would leave alone.
4. The repair, then a check
We fix it, check the area around it, and tell you what to watch.
roof repair faqs
It depends on what has failed and how hard the roof is to get onto. A single flashing or a few fixings is a small job. Rust along the laps or a failed internal gutter is a bigger one. We quote in writing before any work starts.
Yes. Cracked and slipped tiles can be replaced and ridge capping rebedded. Where tiles have gone porous across the whole roof, repairs stop being worthwhile and replacement is the better spend.
Depends on the roof. On a roof with years left, a repair done properly lasts. On a roof near the end of its life, a repair buys time and nothing more. We will tell you which yours is.
Wind-driven rain gets under laps and flashings that are fine in ordinary weather. It usually points at a flashing or a lap that has lifted, rather than a hole, which is why these leaks are hard to find on a dry day.
For most older homes, yes. Concrete tiles become porous and crack with age, hold moss, and put a lot of weight on the frame. A long-run COLORSTEEL roof is far lighter, sheds water quickly and comes with a material warranty. If your home is in a heritage precinct, check the council's heritage rules first.
